Space & setting.

There’s a certain kind of quiet in this corner of Nottinghamshire — an unhurried stillness that settles over the countryside like mist at dawn. And at its heart, between meadow and sky, is this super-cool farm estate with 15 acres of picturesque land and a clutch of design-led rentals. Freya’s is an inspiring space for families and friends to gather, reconnect and celebrate; if there a more of you, spread out over the additional spaces for 4 or 8. Interiors strike a hip balance between country farmhouse and contemporary chic; bold splashes of mustard and teal are set against exposed brickwork, timeworn beams and weathered textures, while shiny Smeg appliances slot perfectly into place in the rustic-chic kitchen. The 3 bedrooms (one with an additional mezzanine double) are dreamy, all soft linens and countryside views; the master has a gorgeous plant-filled bathroom, too.

Step outside and it gets even lovelier. There’s a wood-fired hot tub,  and a Swedish-style sauna for the ultimate unwind (or warming up after wintery walks). Long summer evenings can unfold beneath a pergola, with easy dinners cooked in the Green Egg BBQ and pizza oven. Elsewhere on the estate you can book a massage, private yoga class or watch a film in the decadent little cinema, then wander down to the village pub for a pint or dinner. This is the kind of place you come to with your favourite people, and leave already plotting a return — feeling rested and full of happy memories.

Getting here: drive, or train to Loughborough/East Midlands Parkway, then taxi (10 mins)

Bonington Farm is the vision of husband-and-wife duo Sonya and Raffaele. With collective backgrounds in design, events, brand collaborations and photography, the farm is their take on the ideal hideout – effortless, characterful, and quietly cool. Set across 15 acres, it’s a collection of 4 special spaces, designed for everything from laid-back weekend breaks to big, sprawling gatherings. A place where fires crackle late, mornings start slow, and the countryside stretches for miles. More than just a stay, the farm plays host to shoots, events, and wellness retreats, offering a backdrop that’s both relaxed and refined. Owners, Sonya and Raffaele

My Kip favourites

They love
“Going on long walks in the surrounding countryside then sitting down for big sociable meals.”

We love
The unique details in each bedroom: a stained glass window here, a floral headboard there, and a clever bookcase-staircase in one that leads up to a hidden mezzanine.

You may not love
Below the flight path for East Midlands airport; ear plugs are provided for light sleepers. There are other rentals plus the owners house on-site, though you’re very private. Note prices don’t included a cleaning fee (see FAQs)
