Space & setting.

*Brand new*

High ceilings, Venetian sash windows and generous rooms all contribute to the light and airy feel of Ein Cynefin. This historic hall has been lovingly restored by 2 sisters, whose childhood home is now a haven of soft colours; think Farrow & Ball paints, pink velvet sofas, parquet flooring and woollens from Welsh mills. Surrounded by a lovely garden and orchard for picking apples and pears, with acres of farmland beyond, space abounds both inside and out.

There are 5 bedrooms to spread out in; 2 kings, 2 doubles and a twin, all equal in size, with ensuite bathrooms and tubs with amazing views. Spend lazy days playing games on the lawn (croquet, ball games, and the intriguing ‘Molkky’), and get the kids making fresh fruit crumbles in the large family kitchen and doing jigsaws at the table. Or explore beyond; connected yet secluded, the house sits just 15 mins from the coast and 20 mins from the Clywdians: outdoor adventures include watersports, mountain biking, even trampolining in underground quarries. You can day trip to Liverpool and Manchester, too, and you’re just an hour from Snowdonia’s hiking hub of Betws-y-Coed. Round off every day with a delightful evening: sweep down the grand staircase and tinkle on the Baby Grand piano before pre-dinner drinks in the drawing room.

Getting here: drive, or train to Chester (2 hrs from London) then taxi (15 mins)

“This is home, although we’re 2 Welsh sisters living many miles away. When we inherited the house that had witnessed umpteen Christmases, one of our weddings and endless weekends with friends and family we were faced with a problem: it was falling apart. So we raised funds to fix the leaky roof, restore the many sash windows and even ensure the heating worked. (It was a cold childhood.) The reason we did this was because of ‘cynefin’. There’s no direct English equivalent to this Welsh noun. Its origins lie in farming, describing the tracks trodden by animals generation after generation across the hills. It has since changed and deepened into a personal sense of place and belonging – that invisible connection you have to the places in which you grow. It’s why we feel the way we do about this special place and why we want to share it.” Owners, Angharad and Teleri

My Kip favourites

They love
“Sitting on the steps of the terrace on a blue sky day, with sheep baa-ing beyond the haha at the bottom of the garden and beautiful hills in the distance.”

We love
All the Welsh character: paintings by brilliant 20thC Welsh artists, a wall-hanging and cushions by Melin Tregwynt, and antiques such as an Eisteddfod Plate and traditional miners’ lamps.

You may not love
You’ll need to drive to pubs, shops and restaurants. Gardeners are on-site every Wednesday. It’s an old house some some creaks and groans!

Jamie - the setting enabled me to relax more than ever before Virginia - The Welsh water, it's making me shine! Wojciech - breathtaking landscapes filled with sheep Tom - being able to tap into my musical childhood whilst reconnecting with my Welsh roots The piano didn't stop all weekend! Thank you so much

  • We loved this house, it's so perfect for a family get together. We felt so at home. It's the best place for a celebration! Thank you for making us so welcome and all your support and help. My grandson loved his room and ran around the garden shouting 'I love this place!'

Sustainability.

“We’ve installed photovoltaic in the vegetable garden so we actually supply energy back to the grid. What’s more, despite its wild landscape, Wales is one of least wooded countries in Europe. For every Kip booking we will be donating £10 to the Woodland Trust to address this.”

  • Go to Hawarden Estate Farm Shop for lunch or brunch, and bring home a basket of local produce to fill the fridge. Foodies should keep an eye on their ticketed evening feasts with guest chefs, and eat at their sister pub, The Glynne Arms, 10 minutes away by car.
  • Kids may prefer Bonni’s Pizza van; this converted horsebox makes the best pizza and pops up at different locations each week. Check it on FB to find out where it will be when you stay.
  • Feel the sand between your toes at Talacre, a huge beach backed by sand dunes, which looks out to the wind farms of the Irish sea. Grab fish and chips from the Fish Bar en route, and pack a kite (15 mins’ drive).
  • North Wales is an adrenaline-junkie paradise: surf on the world’s first inland surf lagoon, bounce through disused mines on giant trampolines, and go zip-lining over quarries. There’s thrilling mountain biking too, plus watersports over on the coast.
  • Discover local culture, explore Ruthin Craft Centre for contemporary arts, and Mostyn Art Gallery in Llandudno, which has a rolling programme of well-respected exhibitions. Both have good shops and cafés on-site.
  • Chester Zoo is a great day out; don’t miss the orangutang display.
  • Pack your walking boots and climb Moel Famau in the Clywdians (20 mins’ drive). Or venture to Eryri National Park in Snowdonia to tackle mighty Mount Snowdon – take the Watkin Path rather than the well-trodden Pyg Path (1 hour’s drive).
  • Fun fact: Wales is the castle capital of Europe. Visit a few on day trips: the owners love Conwy Castle, where streets and a harbour snake beneath its battlements; the ruins of Denbigh Castle, and the civilised splendour of Chirk.
