New units opening mid June: early bookings below!

Suuuuuper popular with our members, the Cider Store and Gate House at Paradise Farm redefined the genre of luxury farm stays, in our eyes. Owners Gemma (ex Soho House) and Thom combined their backgrounds of hospitality, PR, events, marketing and fashion to create an organic take on what they feel guest should be offered when taking time out of their busy lives. The answer: thoroughly unique and luxe rentals, with dreamy, design-led interiors and attention to the tiniest detail so guests feel thoroughly welcomed and at-home but spoilt. And that’s what they offer on their idyllic smallholding between Suffolk’s towns, countryside and coast. Ten peaceful acres include a heated pool, pretty ponds, wildflowers, woodlands, and a host of unusual animals to meet. Though you can easily zip to Aldeburgh, Southwold and excellent vineyards, you can equally go nowhere. Everyone who stays raves about how relaxing it is here, especially with the options of catering, wellness, babysitting…

The only problem can be availability, which is why we’re so excited to be offering early bookings in their 3 newest units. Opening mid-June, the old Cart House will be home to 3 characterful, restful spaces; more details below. If you’re looking for a truly special stay for 2 or 4 — or up to 14 adults if you takeover the whole site — this is where the magic happens.

My Kip favourites

They love
“Taking a bottle of wine to the woods to watch the sun slowly set across the fields.”

We love
The design-led interiors; seriously beautiful.

You may not love
Shared grounds and pool. Various unfenced ponds so children must be supervised at all times. No shop in walking distance (10 mins’ drive).

  • "It goes without saying that the accommodation here is beautiful. Warm hues, large open plan living space, cosy bedrooms and luxurious bathrooms – it's everything you expect from the photographs and more. But this place isn't really about the design and decor, wonderful though it is. It's about the twinkling fairy lights leading you into the woods; the windfall apples waiting to be collected and shared with the piglets; the enticing glow of the swimming pool and the fresh rush of a morning dip. It's also about the hosts. Gem was so welcoming, taking us and the kids on a tour round the grounds, introducing us to the animals and encouraging us to explore everything the farm had to offer. From the books left in the rooms to the treats hidden at the end of the woodland path, she brought touches of magic to our stay. This was an autumn treasure; we're already wondering whether we see what Paradise has in store at other times of the year."

  • "Wow, wow, wow! Gem & Thom couldn’t have been more accommodating. They have thought of every single detail from recommendations of where to go to setting up fire pit for star gazing when the northern lights were on. The space and grounds are breathtaking and the animal and pool are a bonus. We felt so relaxed and cant wait to come back with the kids."

FAQs.

Yes, a super cute local community run pub called The Race Horse, it has a lovely story – the pub was going to close down and the community of neighbours all chipped in and bought it. Excellent selection of local ales and solid pub food.

Yes, it’s heated to 28 degrees, which is warmer than most pools. The greenhouse surroundings keep it super warm in there, but the sides can be raised to merge the garden with the pool.

There are Kune kune pigs, pygmy goats and Burford Brown chickens. But the land is also home to a few wilds treats too – a set of ducks and their ducklings, a red kite, a small Muntjac deer often runs through the top field, and rabbits are always on the apple tree lawn. Doves can be seen, too, and masses of bees and butterflies drawn by the beautiful flowers.

Yes, there are a range of catering options available from low-key cooking help to full-on private chefs and banqueting. You can request a hamper of local produce (£50), and the owners are also happy to take in food deliveries early to set up the fridges for your arrival. A cold beer or wine is exactly what you want when you turn up!

The owners will do their best to help in any way. Forgotten a toothbrush, wellies, torch… want a outside heater, help with the firepit… a last-minute baby sitter… you name it, they will try to support.

In: 4pm; out: 10am

Early check ins/late check outs can sometimes be accommodated — feel free to ask.

Yes, most of the time, but they are very mindful of your space and privacy. They work the land, feed the animals, and ensure guests stays run smoothly.

Yes, the owners have a wealth of experience in event planning and this is their true passion, so let them know if you’d like them to help bring a special occasion to life. Anything from ‘the perfect place to get engaged’ (they have the best spot for this!) to a private dinner in the secret woodland…

The pool is is closed between Nov- March
