A former coastguard’s cottage with a freshly polished soul, this sits by the most cinematic stretch of Camber Sands — a quiet sweep of beach where dogs race the tide, kids create sand kingdoms and everyone returns home windswept and laughing. Built by the Royal Navy at the turn of the century, the cottage now carries a designer’s touch in every detail: fisherman’s lamps echoing its nautical past, sculptural furniture, natural materials, bold colours, tactile ceramics and art that nods to the sea in poetic ways. Light pours in from both directions — sunrise over the nature reserve, sunset over the water — and tints the interior palette with whatever the sky is doing. Then there’s the crowning jewel: the top-floor loft, a dreamy crow’s-nest with a vast picture window for morning coffees and stargazing before bed.

Out back, careful landscaping wraps the cottage in hardy grasses, Californian poppies and sculptural cacti, all leading the way to a Koto wood-fired sauna and Hikki hot tub for sea-to-steam rituals. Whether you bring your girlfriends, another couple or the kids, days can spill effortlessly through barefoot beach walks, sand dune adventures, garden BBQs and after-dark firepit chats. Plus, if you want to explore, you’re perfectly placed: historic Rye is just minutes away with its cobbles, cafés and castle-like corners, as is Dungeness, that raw, poetic wilderness. Year-round this is a glorious spot, and this incredible hideaway feels as restorative as the sea itself.

Getting here: drive, or train to Rye then taxi (15 mins)

Owners of Indigo So

“Built by the Royal Navy at the turn of the century, this house was thoroughly modernised by its subsequent owners, and we took it over in late 2025 for to create its latest incarnation. We’re the founders of StudioXAG, a design agency that creates spaces and experiences for brands including Hermes, Selfridges and Acne Studios.” Owners Gemma and Xavier

My Kip favourites

They love
“Sitting in the loft gazing out of the picture window at the kitesurfers below.”

We love
The clever interplays: the modern aesthetic in an old building; bold colours decked with calm art; rough hewn woods and sisal matting vs sleek lines and tactile curved ceramics. Everything is considered and perfect.

You may not love
A 3-night min stay. It can be very windy here. At high tide there’s no beach. You’re next to MOD land which has some limitations (see FAQ). No TV.

Sustainability.

The house has solar panels and an airsource heat pump, plus double glazing throughout.

Surrounds.

  • Cormorant House
    Mermaid Street, Rye
  • Rye Harbour
    Rye Harbour
  • Wander Camber’s wild, wide sands at low tide, when the shoreline unfurls for miles and sunsets turn everything rose-gold.
  • Discover foodie hotspots: The Owl is great for gastropub classics or book Harry’s at The Gallivant near Rye for sublime French classics and English wines.
  • Explore ancient Rye, all cobbled lanes, crooked cottages, antique warrens and brilliant independents. Stop for delicious brunches at The Fig or wood-fired pizza at The Winery.
  • Rye Harbour Nature Reserve is great: big skies, easy family walks, bird hides and a cuppa at the Lime Kiln Café.
  • Even better, head to Dungeness, a raw, poetic shingle wilderness dotted with fishing boats, art studios and Derek Jarman’s legendary Prospect Cottage. Lunch at The Crab Shack is a must, and buy fresh fish from beach huts to take home and BBQ.
  • Kids will enjoy the Romney, Hythe & Dymchurch Railway, a miniature steam train running along the coast.
  • Visit Pett Level at very low tide, when you can spot the ancient submerged forest. Then follow the sea wall path towards Fairlight for wide-open views and salty breezes.

FAQs.

In 3pm / out 10am

Yes, up to 2 dogs are welcome for a cost of £30 per dog per stay. They must be kept downstairs and off the furniture. The garden is enclosed but not secure.

The house in an unusual spot, right next to MOD land, a vast shingle desert. This means uninterrupted views, but some limitations. When the red flags are flying you can’t walk past the flags onto that bit of beach, and you may even hear a very faint sound of gunshots! You have full run of the beach in the other direction.
