“We moved to Knoll House from London in early 2020 and have been slowly reclaiming and restoring the buildings and 7 acres of land here ever since. The land was once a working market garden, and the Potting Shed is one of the last original buildings.” Owners, Alex and Kerry
They love
“The location. We’re surrounded by gorgeous walks in every direction so it’s the ideal spot for any avid walkers. It’s also the best of both worlds: wonderfully rural and relaxed, but only 10 mins’ drive from Rye and 15 from the beach at Winchelsea or Camber.”
We love
That so many of the lovely objets were sourced locally and can be purchased on request, as can Kerry’s framed photographs. The space is an ever-evolving gallery.
You may not love
You’re in the owners’ grounds, 50m away from the main house but totally screened by trees. No TV. You’ll need a car to get here and get around.
Sustainability.
An old building, meticulously restored, with an air-source heat pump.
Surrounds.
- A pizza van visits the local village (Wittersham) on a Friday and Saturday night; pre book your pepperoni then walk 10 mins across the fields to pick it up.
- Wander the cobbled streets of Rye, browsing beautiful independents. Kerry’s favourites are McCully & Crane (antiques), Soap & Salvation (lifestyle), Rae (homewares) and Puck Haber (more antiques), with a lunch stop at White House (fresh sourdough + incredible cakes!). Kids will love Knoops for the best hot chocolate ever.
- Rent an ebike and loop the nature reserve at Rye Harbour. The Discovery Centre has a great shop, cafe and lots of wildlife information. Then head along the ridge to Winchelsea beach and stop for a pint at William the Conqueror before returning your ride.
- Tour local wineries: Tillingham, Gusbourne and Chapel Down are all just 10 mins’ drive.
- Book a table at the Gallivant for award-winning dining (12yr +), or try Rye’s seafood bar.
- Spend a day on the beach. Pett Level is brilliant for swimming; Camber Sands for dune jumping and kite flying. On the way home, pick up fish & chips from Marinos to eat in the garden.
- Dungeness is a must-visit; Britain’s only desert, with an otherworldly landscape dotted by lighthouses, ramshackle huts, a miniature railway and Derek Jarman’s incredible ‘Prospect Cottage’. Dine at the Fish Shack or pick up fresh crab to bring home.
