All the outdoor space. You can breakfast on the terrace, stretch on the yoga deck, picnic in the orchard, walk around the lake then use the BBQ and outdoor kitchen space to whip up open-air dinners. Glorious year-round.
You may not love
It’s in the owners’ grounds (though completely private), and the meadow, lake & orchard are shared spaces. Rural-speed WiFi, not suitable for remote working. Sorry no pets.
Surrounds.
- Stock up on deli spoils and picnic by the lake or in the orchard. Or drive into Bath and spread out a blanket on the Royal Crescent’s lawns.
- Admire Bath’s beautiful Georgian architecture, historic Roman Baths and cathedral, cosy pubs and coffee shops and a roll call of great restaurants and boutiques. Especially lovely in December, with its Christmas markets.
- Book a rejuvenating wild sauna experience. Nearby Campwell Farm offers various sessions in its woodland; wood-fired sauna, cold tubs and alfresco showers.
- The Northey Arms in Box does a brilliant Sunday roast (15 mins’ walk) while Gather in Batheaston is great for brunch. For a pint with a view, try The Quarrymans.
- You may recognise Lacock from the Harry Potter films or Downton Abbey. A perfectly preserved medieval village, its Georgian streets are maintained by the National Trust. The Abbey cloisters are a must-see.
- Poldark and Rivals fans may prefer Corsham, home to many a filming location. Wild peacocks roam the lovely high street and Mother & Wild is lovely for lunch (Italian).
- Picturesque Bradford on Avon is just 15 mins drive, offering paddleboarding on the River Avon and lovely independent shops. If it’s sunny, grab a coffee or pint on the terrace at Timbrell’s Yard.

Cancellations 2-4 weeks prior to stay: 50% of the total booking fee retained, 50% refunded, minus a £30 processing fee.

In 3pm / out 11am
Yes, very. Bath Spa is on a direct line from London Paddington (1 hr 15), and from here you can jump in an Uber (20 mins).
The owners will share their parking tips when you stay. If you want to avoid city traffic you can hire an ebike or escooter in the next village and zip into town along the cycle lanes. (Note, they are only available to hire to and from Bath).
Unfortunately not. The owners love kids & welcome babies, but due to the lake being unfenced, they cannot risk a child wandering off near the water.
Not yet, but the owners are hoping to make it swimmable soon! Currently it’s just to be enjoyed sat on the bench, picnicking on the grass, or walking around the perimeter to see the ducks. You will need to sign a liability doc before your stay, which the owners will send directly to you.
It’s a good idea, yes. The owners will send a list of recommended eateries prior to your stay.
