If you’ve ever wondered why people whisper about Chipping Norton like it’s a secret they want to keep to themselves, this is it. A proper market town with backbone and buzz, bookended by countryside but very much alive with shops, pubs and a sweet cinema. Right on one of its oldest streets sits The Dahlias – a beautifully timeworn maisonette and the sort of base that lets you dip in and out of Cotswolds calm without disappearing down a muddy lane. Ten minutes from Soho Farmhouse, moments from the market, and perfect for days that unfold without much planning at all.

Created by a husband-and-wife duo (former hospitality folk, so you’re in safe hands), it began life as a family bolthole: somewhere to escape city life once children entered the chat. The building itself dates back to the 1600s – all honey-coloured Cotswold stone, wonky floors and fireplaces that have seen a lot of winters – and its restoration has been thoughtful rather than showy, layering those original features with quiet luxury. The kitchen is the highlight, flooded with light thanks to its soaring ceilings. There’s also a dining room for candlelit suppers and a cosy sitting room with a woodburner and board games, plus 3 tranquil bedrooms on the top floor, each comfy and understated. There’s no outside space and you enter via the retail shop below – this is a townhouse, after all – but what you gain is the feeling of being right in the thick of things, wrapped up in 500 years of history, and very much at home.

Getting here: drive, or train to Kingham / Charlbury then taxi (10 mins)

Stacey-owner-of-Dahlias

“We have a deep appreciation for old buildings, and love restoring them, blending original features with rustic character, comfort and luxury. Our design ethos is simply beauty in simplicity. We’ve lived in London and Brighton all of our lives and after having children found ourselves regularly escaping to Cotswolds countryside for a change of pace and scenery. The Dahlias was created as a bolthole for our family, and is thus perfect for sharing with like-minded families.” Owners, Stacey and Daniel

My Kip favourites

They love
“The feeling that everything is steeped in rich history: the wonky floors, the ancient fireplaces and the Victorian extension at the back that retains the original exterior wall inside the kitchen. Layers upon layers of lives gone by.”

We love
“The stone-walled bathroom, which pairs a glorious old cast-iron tub with a generous shower and unlacquered brass fittings.”

You may not love
Only 1 bathroom. You have to pass through a retail space to enter the maisonette. No outside space.

Surrounds.

  • Pull on wellies (various sizes to borrow) and wander straight out. Chipping Norton in the thick of the Cotswolds, with footpaths and big skies all around – proper walking country, and plenty of great pubs for a break.
  • Or combine a walk with a pub lunch in nearby Charlbury. The Bull is Stacey’s favourite: great food, cocktails and beautiful interiors. The Bell is excellent for families, thanks to a huge garden and wood-fired pizzas. Both 10 mins’ drive.
  • Chipping Norton feels pleasingly lived in, not gift-wrapped for tourism. We love indie bookshop Jaffé & Neale, Beehive’s beautiful homeware and gifts, and wandering through the market.
  • Catch a film at The Living Room Cinema; £5 kids’ screenings on Saturday mornings, a win win.
  • Go mad at Daylesford Organic; the farm shop is legendary for a reason. Stock up on basics, splurge on delicious things, then head back to cook in that beautiful kitchen.
  • Cotswold Wildlife Park is a great family day out (roaming rhinos and giraffe feeding), while Blenheim Palace delivers grand architecture and one of the best play parks around.
  • Soho House member? Book ahead for lunch or just vibes at Soho Farmhouse (10 mins’ drive).
