Still blissfully under the radar, the village of Kingsand — on Cornwall’s southeast coast — is a place of quiet charm: winding lanes, pastel houses, friendly pubs and little sandy beaches. This 2/3-bed house lies right in its heart, a short stroll from the shore and everything else. Sunlight floods in through both the front and back windows, and from the top-floor master bedroom you can see the sea.

Step inside and original architectural bones meet contemporary design; it feels more like a modern townhouse than a traditional cottage. Lime-plaster walls, wide exposed floorboards and a terracotta floor form a warm backdrop, while cylindrical stone sinks, sculptural mirrors, dramatic black lighting and a spiral staircase bring a modern edge. Sleek curves — from round treetrunk bedside tables to cushioned modernist chairs — play against the straight lines of modernist tiling, while muted linens, rustic wardrobes and banana palms bring it all together. The effect is striking yet relaxed, a home that feels calm and fresh; you’ll quickly kick off your shoes and forget what day it is.

“Being so close to the sea, and the fact our kids can be carefree here. We love seeing them running up the hill, wet, sandy and smiling after being in the sea, to sit by the woodburner and drink hot chocolate.”

Waking up in the top-floor bedroom and catching that glimmer of sea in the distance. It’s such a lovely reminder of where you are.

A 7-night minimum stay 1 April-30 Sept and during school holidays, Friday changeover. The beds cannot be twinned. No garden.

  • Paddleboard and swim in the wide, sandy bay, then go rock pooling round at Girt Beach, a sheltered shingle cove backed by Kingsand’s landmark clock tower.
  • The owners recommend friendly locals The Devonport Inn (amazing food) and The Halfway House, and The Old Bakery for lunch, halfway between Kingsand and next-door-village Cawsand.
  • For surfing, head over to Whitsand Bay, just a short drive from the cottage. Refuel at the Clifftop Café overlooking the beach.
  • Take a coastal walk along the peninsula (a certified AONB) to the breathtaking Rame Head, with its 14thC chapel on top.
  • Explore nearby Mount Edgcumbe House and Country Park. Wander around the beautiful 16thC manor and grounds, before having Cornish afternoon tea at The Farriers in the old stables (jam first, down here).
  • Sandways towards Fort Picklecombe is a great place for a late-afternoon beach BBQ before the tide comes in.
