“The villa was originally one of an exclusive collection of individual homes, set within the 440-acre, Grade II-listed Heythrop Park Estate. When we saw it, it had been untouched for a number of years. We worked with Set The Space to oversee the restoration, blending architectural preservation with modern curation for a considered approach to design that respected the property’s historic roots. This was the first time this property was offered to the open market, presenting a special opportunity to be a part of Heythrop Park’s storied history.” Owners, Raffaele and Sonya
They love
“The unique redesign, and incredibly peaceful but central Cotswolds location.”
We love
Designer Sophie Stevenson’s sophisticated retro style. Think linen-draped bedrooms, sculptural lighting, soft edges and calm spaces, punctuated by starburst mirrors and bold geometric patterns.

Surrounds.
- Explore the enormous estate; walking trails weave out from the house.
- Zip out to Great Tew to pick up morning pastries and perfect picnic bits from Quince & Clover. For a fuller shop, we love Daylesford Farm for organic produce (and a browse through its beautiful lifestyle barn) and The Cotswold Guy for next-level local ingredients.
- Or go out for dinner. The Bull in nearby Charlbury pairs seasonal plates with open fires and characterful charm (15 mins’ walk), while The Kingham Plough in Chipping Norton does excellent seafood (oysters, moules marinieres, that sort of thing).
- If you’re a Soho House member, wander across meadow paths to Soho Farmhouse for swims, wood-fired pizzas and lazy afternoon cocktails (2.5 miles).
- Spa lovers may prefer Estelle Manor, with its Roman-inspired pools and hushed treatment rooms (15 mins’ drive).
- Blenheim Palace is all grand lakes, ancient oaks and vast sky — a beautiful place for good walk (15 mins’ drive).
- For excellent shopping, Bicester Village offers an open-air trail of outlet boutiques and design finds (Burberry, Dior, Gucci, Celine, AllSaints; 30 mins’ drive).

It’s pretty private; there’s a bungalow next door but it has a separate entrance.
Unfortunately not as turnaround costs are too high to facilitate this.
