Family memories have been forged in this house for decades. The owner’s grandparents moved here in the 1950s to set up the now much-esteemed Pinney’s of Orford and the Butley Orford Oysterage in the village, which are still both family-run today. And after a sensitive renovation, the grandparents’ house is now a modern, Scandi-chic sanctuary from which guests can explore the glorious coast and rivers of the Suffolk coastline. Riverbank walks start over the road, while the village square and photogenic harbour are just a few minutes’ away on foot. Further afield, beach combing, sand-dune picnics, forest walks and kayaking adventures beckon.

Crisp sharp lines, pale woods and beautiful, muted colours define the airy interiors: guests in the master suite have a view of the river and can watch the flowing waters and resident wildlife from bed. There’s a second bedroom downstairs, a house next door for 2 extra guests, and a wonderful open-plan living space that spills out onto the deck and garden. Best of all, it’s been thoughtfully equipped with everything you could need for a Suffolk stay, from cookcooks to board games, umbrellas to a Smart TV — plus a generous welcome hamper will whet your appetite for the local flavours the village is famed for.

“This was my grandparents’ home for many years, after they moved to Orford in the 1950s. Around 3 years ago I started to renovate the old house. We stripped it back to its shell then lovingly restored every inch, but it still holds many wonderful childhood memories for me.” Owner, Jodie

  • Wander into the village for some just-caught seafood. The Butley Orford Oysterage dishes up fresh oysters and delicious smoked fish.
  • Long riverside walks are best followed by a hot chocolate and raspberry donut at the Pump Street Bakery, also in the village.
  • Day trip to Southwold, Aldeburgh and Walbeswick for stunning coastal walks and days on the beach.
  • Or hire a paddleboard to explore the Iken waterways – particularly beautiful at sunset. If you’re lucky, you might see wild seals.
  • Dine at the Crown & Castle, a handsome red-brick restaurant with rooms in the shadow of Orford Castle, which serves excellent dishes centred on local produce.
  • Take a wine-tasting tour at Flint Vineyard, which established vines here to capitalise on Suffolk’s low rainfall and sunny days – said to be one of the county’s newest and most exciting producers.

Yes, one well behaved dog is welcome.

Yes, the parking bay for The Dunns is on the right-hand side at the bottom of the drive. You’re welcome to temporarily park your car directly outside The Dunns whilst loading or unloading but please move your car to the parking bay afterwards as the driveway is also used by our sister property.
