Set in 4 acres of former farmland, what once housed machinery and grain is now a beautifully renovated modern retreat, marrying original features like exposed beams and stone walls with a chic, modern aesthetic. Think oak floors with underfloor heating, a coastal Farrow & Ball colour scheme and a swish Poggenpohl kitchen.

With 3 double bedrooms and an open-plan downstairs, there’s room aplenty to unwind and play a board game or 3. But don’t stay inside too long; North Berwick is as scenic as the accolades suggest – and an absolute dream for foodies. Stretch your legs at the stunning local beaches then wind your way down the high street, picking up artisan coffee, delicious local produce and something sweet from the award-winning bakery as you go. “We bought the farm in 2015 when the barn was completely derelict. As a family, we’ve always loved to travel but were often disappointed with the standard of self-catering holiday accommodation in the UK. Fresh from touring New Zealand (and staying in some fabulous properties), we set to work renovating the barn to the highest of standards with some incredible local craftsmen, including Hughie, our stonemason. On completion we were awarded the 5-star rating from Visit Scotland and were delighted the judges selected us as winner of the Herald Property ‘Renovations / Conversion of the Year’ award for Scotland.” Owners Stephanie & Ryan

Min 3 nights. You’re not secluded — the barn sits between the owner’s house and the neighbours’ second home (who aren’t there very often) — but you have a private garden out back and gravel courtyard out front.

  • You’re a hop, skip and jump away from North Berwick’s beautiful beaches for summer days and winter walks.
  • North Berwick high street is lined with indie shops, bars and restaurants. Pick up an espresso from Steampunk Coffee Roasters and a slice of Basque cheesecake from Bostock Bakery (you’ll find their bread in your welcome pack).
  • There’s also a riot of lovely restaurants on your doorstep. Head to The Herringbone for locally sourced food and booze, Osteria for Italian fine dining, and The Grange for an incredible Scottish steak.
  • Book a tasting tour at NB Distillery — home to the best London Dry in the world. Pick up a bottle (or 3) from the gift shop on your way out.
  • Shop for locally sourced groceries and home-reared pork and lamb (award-winning, of course) at the nearest farm shop, 15 minutes’ drive away.
  • Head 4 miles east to the ruins of Tantallon Castle, a striking mid-14thC fortress, and take in views of the volcanic Bass Rock. Circle back through North Berwick Harbour and sample seafood straight from the catch. A table at The Rocketeer will give you panoramic sea views, or eat alfresco at the Lobster Shack.
  • The Scottish Seabird Centre is a fauna-fillaqed, family-friendly experience. Bird spotters, assemble.
  • Nip over to Tom Kitchin’s Bonnie Badger in Gullane for a long lunch and a stroll down to Gullane beach. Take your camera – the coastal walks are peppered with glowing seabuckthorn.

You’d be fine without; get the train to North Berwick then walk to the hideaway (10 mins). You can walk into town (20 mins) and to a beach from the house, just not explore the whole area.

The owner will arrange a pre-authorization of £350 to be held on your card 1 day before arrival and voided 2 days after departure provided there are no damages to the property.

Yes, it’s great for families. Two of the 3 bedrooms can be set up as twins, there’s a family bathroom with tub downstairs, and an enclosed lawned garden. High chairs and travel cots can be arranged, and there are even robes for small children.

Older kids will love the mezzanine den, which has a sofa, Smart TV, PS4 game console and a very stylish gaming chair
